Wiesbaden, September 22, 2022 - d.i.i. Deutsche Invest Immobilien AG, one of the leading asset and investment managers for residential real estate in Germany, celebrated the groundbreaking ceremony for the “Mein Ludwigs” district development in Ludwigshafen yesterday together with Mayor Jutta Steinruck and other invited guests on the Rhine. 327 residential units with around 28,000 square meters of living space are being built on the approximately 13,000 square meter site within walking distance of the Rhine. Completion is planned in two construction phases by the end of 2025.

The high-quality apartments with one to five rooms and a size of 30 to 185 square meters will partly have loggias, terraces and balconies. In addition, two commercial units with a total of around 215 square meters and an underground car park with more than 400 parking spaces are planned, supplemented by more than 600 bicycle parking spaces and a multimodal mobility concept. The quarter will be built according to the KfW Efficiency House 55 standard. With the groundbreaking ceremony, sales of the first condominiums and townhouses also began.

Ludwigs-Quartier: four squares with a green inner courtyard
The six-story ensemble on Halbergstrasse at the corner of Roonstrasse was designed by the architectural firm Stefan Forster Architekten and is divided into four squares in the form of a block edge development including an inner courtyard. “Mein Ludwigs” project developed by d.i.i. The individual houses are visually highlighted by the color scheme of the facades. “Mein Ludwigs” will also include eleven integrated two-story townhouses, each with their own entrance to the quiet street side. A separate green space concept was developed for the entire area, which includes traffic-free paths and four green inner courtyards as well as extensive green roofs. There will be a publicly accessible square in the middle of the residential quarters.

Residential quarter on the former Halberg site
In her speech, Mayor Jutta Steinruck praised the planned quarter and also recalled the historical past of the area: “Halberg Maschinenbau GmbH shaped the entire area around the south bank of the Rhine for over 135 years and was an important employer in our region City. In the next few years, a new livable and sustainable urban quarter for living will be created on this site - characterized by traffic-free paths and green courtyards. My thanks go to all those involved, project developers, planners and investors, who, less than two years after the project-related development plan was approved, will soon create student apartments, a daycare center, a mix of rental and condominiums as well as small commercial spaces. 'My Ludwigs' gives the Ludwigs Quarter and thus also the city of Ludwigshafen an enormous boost. And we need this as a growing city in which people are looking for and should find living space for every lifestyle,” said Steinruck.

Sustainable energy and heat concept
The sustainable energy and heat concept of the district development was explained by Arne Schreier, head of project development at d.i.i. Deutsche Invest Immobilien AG: “The entire heat supply takes place via district heating with a primary energy factor of zero. In addition, we rely on extensive green roofs, which not only protect against extreme outside temperatures and weather damage, but also ensure better thermal insulation. Together with the green inner courtyards, it also contributes to a pleasant microclimate of the entire area,” explained Schreier.

Multimodal mobility concept
The mobility concept provides for car sharing, charging stations for electric cars, numerous indoor and outdoor bicycle parking spaces as well as stationary cargo bikes, which can be booked via an app, which is intended to promote bicycle traffic overall.

A large number of bus and tram stations also ensure excellent transport connections. The future residents of “Mein Ludwig” will be provided with an information system that will display all available mobility services at the location in real time. A centrally and freely accessible parcel locker system will enable contactless handover of goods and parcels.

Green oases in a central location
Attractive apartments with lots of green space are being built in close proximity to the Rhine and the city center, making it a place with the highest quality of life. There are various shopping and leisure options as well as educational institutions within walking distance and the short distances make everyday life easier. The “Mein Ludwigs” is designed with a clear focus on sustainability, which not least brings tangible advantages through lower additional costs.
