Object description

Stylish living in a historic ambience – right in the middle of Wiesbaden. The beautiful Wilhelminian style house was built in 1903 and is now an apartment building and contains 11 residential units. A listed contemporary witness with style and a piece of Hessian history.

All units in the solidly constructed property with a full basement were completely renovated in 1997/98. The wooden windows have double glazing and are equipped with wooden shutters on the street side and plastic roller shutters on the courtyard side. A passenger elevator was also built in 1998.

The 11 apartments are spread over five floors, consist of 3 to 5 rooms and offer living areas of 89 to 181 m². Each has a cellar compartment. As if the spacious floor plans alone weren't a more than convincing argument, every single unit has either a terrace or a balcony. The approximately 90 m² basement apartment has a special status. It has its own garden and a separate entrance.

In some cases, wall and ceiling decorations reinforce the already elegant atmosphere of the apartments. Wooden floors, parquet and tiles complete the sophisticated overall impression. Living even better in Wiesbaden? Actually impossible.

Location and infrastructure

Its 291,645 inhabitants make Wiesbaden Hesse's second largest city. As the state capital, it is the seat of the state parliament, the police and numerous other emergency organizations also have their headquarters here. Wiesbaden not only offers all the advantages of a modern city, but also scores with lots of nature and spacious local recreation areas. The Rhein-Taunus- and Main-Taunus-Kreis nature parks are just as popular as the Schiersteiner Hafen and the Neroberg. The perfect area for long hiking and cycling tours. Or to just unwind.

The beautiful founder's house is in the Rheingauviertel, in the middle of the city. The Poets' Quarter borders the area in the south and the Feldherrenviertel in the northwest. The “Rheingauviertel, Hollerborn” district itself is surrounded by the districts of Nordost, Westend, Mitte, Südost, Biebrich, Dotzheim and Klarenthal.

The central market square can be reached on foot in just a few minutes and is the charming backdrop for a large market every week. The city center itself, with its historic ambience, invites you to take a relaxed stroll. Countless shopping opportunities cover all areas of daily needs. Bars, pubs and restaurants also satisfy the need for entertainment.

The transport connections are excellent. It is only a 12-minute walk to Wiesbaden main station. From there, Frankfurt Central Station, for example, is just a 45-minute train ride away. You can also get to Niedernhausen or Mainz quickly. If you prefer to travel by car, you can reach the center of Mainz in around 20 minutes. The A66 motorway junction to Frankfurt is also within a 15-minute drive radius, as is the A3 Wiesbaden junction to Aschaffenburg/Würzburg and Limburg/Cologne.

Information about the energy certificate. The building is a listed building and therefore, according to Section 16 of the Energy Saving Ordinance, an energy certificate does not have to be presented.
